The aim was to improve the energy efficiency of Kiinteistö Oy Tuusulan Jusslansuora 15 and modernise the building services to meet the needs of the tenant. The project will make everyday life at the property smoother and enable uninterrupted use of the property well into the future.
Energy efficiency through multidisciplinary expertise
Buildwise implemented the energy efficiency project as a project management service. The work started with an energy audit. Based on this, Buildwise identified the most potential energy efficiency measures and their investment costs. The energy efficiency measures selected included the replacement of the building automation system and ventilation fans in the building and the modernisation of the lighting in the halls, offices and outdoor areas. In addition, a photovoltaic system and electric car charging points were installed. The project required excellence in a wide range of building services engineering disciplines and Buildwise’s extensive expertise ensured a high quality delivery.
The project was implemented on a turnkey basis, with Buildwise responsible for project management, design control, main contractor responsibilities, tendering and supervision of implementation. In addition, Buildwise acted as the project’s safety coordinator. This model ensured smooth communication with both client and tenant and ensured that the project progressed as intended.
A successful project well under budget
All parties were very satisfied with the outcome of the project. The energy efficiency measures and the modernisation of the interior lighting of the building improved the comfort of the property and significantly reduced the tenant’s energy costs. The addition of electric car charging points met the tenant’s modern needs and increased the value of the property. At the same time, a significant amount of renovation debt was eliminated from the property. The total project cost was 9% below the target budget. Ex-post, Buildwise will continue to monitor and optimise the energy consumption of the property for a year to verify the savings achieved.
The property was occupied all the time, and the turnaround time was actually much faster than I thought.
