The Pirkkala parish implemented energy efficiency projects that were under budget, resulting in savings of more than 25% of the energy consumption costs in the coming years.

Energy efficiency projects were implemented in the properties owned by the Pirkkala parish in cooperation with Buildwise. An energy efficiency project was implemented as a project management service for the parish hall in Kirkkoveräjä and an energy efficiency project was implemented as a project management construction service for the Old Church and the Pappila Beach House in Pirkkala. In addition, energy audits were carried out for the Kirkkoveräjä parish hall and the Old Church of Pirkkala.

The congregation wants to develop its real estate

The parish of Pirkkala had a desire to refine the energy efficiency potential of its buildings and develop its properties from an energy efficiency perspective. The parish knew that the building automation system in the parish hall needed to be upgraded, but was interested in what else could be done to improve energy efficiency. The congregation was also interested in adding photovoltaic systems, but it was unclear where and how large they would make sense.

Similar measures have been implemented in the Pirkkala parish in the past. For example, the technology for the parish hall in Kirkkoveräjä had not been mapped before. During the study phase carried out by Buildwise, the Pirkkala parish received a clear view of the most sensible measures for suitable sites and the implementation costs were refined to support investment decisions.

Aiming to improve energy efficiency

The aim of the project for Pirkkala parish was to improve the energy efficiency of the buildings and reduce energy consumption. At the same time, it eliminated the renovation debt on the buildings.

The project was divided into three parts. First, energy audits were carried out to identify the most potential energy efficiency measures for the property and their investment costs. In the second phase, the following measures were carried out in accordance with the decision of the Pirkkala parish.

The energy efficiency project for the parish hall in Kirkkoveräjä involved the replacement and extension of the building automation system and the ventilation fans. In addition, a photovoltaic system was installed. Buildwise was responsible for project management, design supervision, main contractor responsibilities, tendering, supervision of the execution of the contracting phase and acted as safety coordinator for the project.

For the Old Church in Pirkkala, the project involved modifications to the control method of the geothermal heating and heating system and the installation of photovoltaic systems. The project for the old church was implemented as a project management construction project, as the efficiency measures identified were control-related and of low cost. A photovoltaic system was installed in the parsonage’s beach house as part of the installation of the photovoltaic system in the Old Church.

Once the projects were completed, the third phase was moved on to Buildwise, which will optimise and monitor the energy consumption behaviour of the parish hall for 12 months and verify the actual savings achieved.

Final implementation costs below the target price

The cooperation with the Pirkkala parish was smooth and they were very satisfied with the project management and the outcome. The contractors were particularly pleased with the smooth cooperation and planning. In terms of final implementation costs, the fact that the target price was undercut was an excellent result for all parties involved. The broken ventilation fan, which was discovered during the project, was also replaced in the same timeframe as part of the project thanks to swift movements.

As a result of the whole project, the repair debt was significantly reduced for the Kirkkoveräjoki parish hall. Pirkkala parish pays the energy running costs of the building, so in future the parish will benefit from the reduced energy running costs. Overall, the energy operating costs of the sites fell by more than 25%.

“The title of the most consumptive building has changed in our country due to the savings from energy efficiency projects. We have already agreed with the Buildwise Group on the energy efficiency survey for the new site.”

Pekka Elomaa, CFO, Pirkkala Parish
